A detailed set of AutoCAD plans and elevations as existing are produced and issued for your records.
A preliminary set of proposed drawings are produced based around your initial requirements, and any suggestions I may have. Following our discussions, numerous options may be created to produce a perfect design solution. Areas that I would advise on would include:
- Estimated Budget
- External Appearance
- Internal Light / Space
- Innovative Use of Existing Areas
- Lifestyle / Building ‘Flow’
- Practicality of Build
On your acceptance of the proposed design, a formal Planning Application is made on your behalf. All correspondence and paperwork is conducted through my office until the relevant Government Permissions are granted i.e. Permitted Development, Planning, Conservation, Listed Building etc. This cannot be guaranteed but my success rate is above 98%.
The timescales of these different Permissions varies considerably, but as a guide, Residential Planning Permission has a statutory application time of 8 weeks. With this in mind, a minimum of 3 months is usually required to process the complete application.

On acceptance of my written quotation, a full measured survey of the property will be undertaken. This will ensure my planning drawings are as accurate as possible. This is extremely important, especially for the Building Regulation Drawings.
A professional set of building plans will enable you to obtain accurate Builders Quotations, and reduce the risk of costly add ons once the project commences.
Once the necessary Permissions have been granted, an application to Building Control must be made to ensure full compliance with the current Building Regulations.
This would cover technical issues in areas such as:
Conservation of energy
Protection from Falling
Ventilation and Drainage
Accordingly a fully detailed set of building plans, sectional drawings and full specifications are produced. At this point, structural calculations will be required which can be arranged through our associate engineer. These details will be submitted by myself, and Full Plans Approval obtained. The Local Authority has a dedicated Building Control Dept., but I also offer an associate, independent, Approved Inspector, who I would liase with on your behalf. This will then enable you to obtain detailed building quotes with the knowledge that the finished project will be fully compliant.
